The memory of a visit to Kilconquhar Castle is a special thing. Having enjoyed almost 40 years of ownership at the Estate in this quaint yet active area in the East Neuk of Fife has given us, three generations of treasured memories. The area attracts all levels of golf enthusiasts and beginners with the variety of Courses including the world-renowned Old Course at St. Andrews some, 15 minutes 'drive' from the Estate. Alternatively, a variety of water sports, Canoeing, Water Skiing, Surfing, and the more recent Stand-Up Paddling have had much appeal to younger members of our family. The less sporty enjoying leisurely trips sailing the River Forth, looking across to the outline of the cosmopolitan City of Edinburgh yet passing by the many attractive fishing villages and, checking out the equally appealing seafood restaurants. There are two Michelin starred restaurants and a further seven recommended by the Michelin Guide, within easy reach.

The on-site outdoor activities within the Kilconquhar Estate are designed to entertain and exercise. Tennis, putting and cycling were always popular with us and, the more recent Karting has been a great excitement for our third generation to the estate with their parents being grateful to see the development of the Kids Club offering, not just supervised activities in the heated swimming pool and the sports hall but, also a range of Arts and Crafts classes. A particular favourite for most of our family is the Equestrian Centre where most of us learned to ride (to varying levels)!

On days when a reluctance to travel any distance was required, the obligatory Golf Course, less than 2 miles away at Elie, est. 15th century, with the nearby 19th Hole Restaurant, or a stroll round the variety of speciality little shops or back to the Kilconquhar Inn for a hearty lunch then a saunter back home, has sufficed to put in many a day.

As new properties were built and our family and visitors grew, (by more than we ever expected), we upgraded ourselves to the ideal location on the Estate offering a piece of privacy yet only a couple of minutes walk from the Castle with its fine Lyndsey Room restaurant and more casual White Cockade Bistro.

The Villa is comfortable and cleverly designed with an entrance vestibule (a muddy boots area) leading into an open plan, raised kitchen, and dining area, leading down to the lounge then to the Conservatory with a private barbecue area and splendid view over several acres of land where, the estates horses spend their downtime. Stretching into the distance we see an expanse of open countryside. The three Bedrooms have en-suite shower rooms, are spacious, and well equipped. The Master Bedroom has its own sauna. There is a laundry room with its own external door - (an even better muddy boot entrance).

The attached photographs were taken October 2022, Week 40. Viewers will also see these at the other Villa we have for sale in Week 40. We enjoyed ourselves so much, we bought two! Both Villas are identical in design, layout, and interior. Any differences in the Villa's images should be minor.
