Kilconquhar Castle Estate is a large estate of villas, with some apartments in the main house, which also contains a pub and restaurant. The villas are well spaced out and there are large areas of grass and woodland free of building. A leisure centre with swimming pool, snooker and Ping-Pong tables, badminton and tennis courts, gymnasium and riding stables is available. Tours of Scotland can also be arranged. It is affiliated to RCI with Gold Crown status and is situated on the perimeter of the village of Kilconquhar (locally pronounced "Kinneuka"), with its church and pub and about 3 miles from the small sea-side town of Elie in the "East Neuk" of Fife.

For golfers, it is surrounded by golf courses of varying standards, including those in and around the world-famous town of St Andrews. There is also a unique experience at "Hill of Tarvit" country house (NTS), near Cupar, of playing with hickory shafted clubs and 1920s balls on a 9-hole course laid out to 1920s standards! Other local attractions include a castle (NTS), a now redundant (we hope) underground control centre in case of nuclear attack and several small fishing villages. Edinburgh airport is in easy reach as is the railway station at Cupar and transport can be pre-arranged.

The villa in question is prepared to a "premier" standard on the edge of the estate with views over fields, some of which contain the riding ponies, to distant hills. It contains 3 double bedrooms, all en-suite and one with a sauna. There is a generous sized sitting room, one of the sofas of which converts into a double bed, with a conservatory attached. The kitchen contains every modern appliance you could possibly need and is linked to a dining area with large table. It is heated by individually controlled electric wall heaters and a boiler for hot water.

In most years week 18 includes the Early May Bank Holiday and, for the 12 years we have been able to enjoy this villa, our whole family has been able to meet together for that extended weekend. Now, however, the family has grown too large for that to happen so it no longer meets our needs. This is the reason we now want to sell so that someone else can enjoy these wonderful facilities.
