HILTON CRAIGENDARROCH COUNTRY ESTATE is situated on the outskirts of Ballater just off the A93 at the junction of the B972 Pass of Ballater in the district of Royal Deeside Aberdeenshire in the United Kingdom, approx. 40 miles west of Aberdeen. The village of Ballater is well favoured by the Royal Family; Prince Charles has a private residence on the other side of the Dee River known as Birkhall & Balmoral is a few miles down the road. Craigendarroch is set amongst some spectacular scenery, varying from open moor, forestry, and the hills. Whether you explore on foot, bike or by car you can always find a place to go. It may be on a pre-Christmas trip to Aberdeen or lunch to Pitlochry; even a trip to the Cairngorms is well within reach. Craigendarroch is well served by the local bus, stopping just outside the main entrance; you can take a trip to Braemar or Aberdeen and all points along the route, stop off along the way for a good day's walk into Invercauld or a shopping trip to Banchory. Whilst a car is desirable it is not essential, we have parked the car up for the week and walked. Ballater is situated in the Cairngorms National Park and is a picturesque village with good shopping facilities for this small and unspoilt village boasting several shops supporting Royal Warrants, there are several cafés and restaurants and a takeaway all giving a warm welcome. Ballater can provide enough facilities for several weeks' stay without having to venture far. We have walked many times along the old disused railway line along the banks of the river Dee down to the village from Craigendarroch.

We were members of the exchange group RCI for the early years of ownership and have had holidays in America, Austria, and Spain, we stopped exchanging after a few years, as we just wanted to return to Craigendarroch. We loved the area so much we purchased five weeks in total from around 1990 with a three-week stretch in May-June along with a week in October and with the week we are selling here in November, which we have owned since 1992. This resort has just about everything one needs for a relaxing break with adequate onsite facilities: Restaurant/Dining some limited evening entertainment. Leisure club with Sauna Spa, Beauty treatments, Steam Room, Fitness Centre, Sport Courts, 2 Indoor swimming pools, Jacuzzi/Hot tub. Billiards & pool table, you can also have Dry cleaning/laundry service, Concierge desk/services

The unit we are selling here is a one-bedroom lodge, which sleeps 4 adults (actual lodge in the photograph). The lodge is available for the 2019 season onwards for week 45 running from 9th November 2019 until 10am 16th November in 2019. The lodge is situated on the end of a block of four lodges and has the benefit of all the accommodation on the ground floor, unlike some of the one-bed units it does not have any unit above or below it, making it truly peaceful. There is parking for one car at the front of the lodge. The lounge overlooks a slightly elevated balcony that has views across and down the Dee Valley. The lodge is fully equipped with good standard of furnishings, crockery and cooking utensils and is fully serviced with all towels and linen. There is a full-sized kitchen with ceramic hob and built-in oven, integrated fridge freezer and full-size dishwasher with ample worktop and storage cupboards. The lounge has a settee and two easy chairs with a dining table and chairs. The wall fitment houses the large screen smart TV and sound system along with the full-sized drop-down double bed. The double bedroom is at the rear overlooking the forestry and has two single beds that can be made up into a double on request. The bathroom is full sized with a shower bath, basin, and WC. The washer dryer is in the cylinder cupboard. There is a full-sized clothes-drying cabinet in the entrance hall, which can come in handy drying the coats on the odd occasion. The lodges are all electric and electricity is charged at the end of the stay. There is free Internet Wi-Fi in the lodge, it is adequate, one must remember that you are in the Highlands and mobile/internet can be sometimes be difficult.

We have been timeshare owners at Craigendarroch since 1990 prior to this we spent around five years renting a cottage in the village of Ballater. When the owner decided to sell the cottage, we purchased three consecutive weeks at Craigendarroch in 1990 and a further two separate weeks in October and November in 1992, apart from a few weeks when we exchanged through RCI we have never missed a year at Craigendarroch. As 29 years have passed, we are now unable to continue using the resort as we have got older and no family to continue enjoying the lodges, we have reluctantly decided to sell. We shall always have the happy memories. So, it is time to let someone else enjoy, hopefully as much as we have.
