Sellers Description*

The resort takes its name from the thickly wooded hill which forms the backdrop to its unique and picturesque setting.  Ownership of the estate has passed through a number of hands, commencing with a well known Dundee family, famous particularly, for its brand of "Marmalade" among other varieties of conserves, to its present shared interests of timeshare owners and Hilton International.

The timeshare development began life as a proposed project in the mind of a successful Aberdeen House Builder, who saw potential value as a business venture but also appreciated the unique scenic setting which would be necessary for the success of his other interest which was to establish the first timeshare resort in his part of the world. Having been successful in providing high quality well designed homes, he determined to carry this thinking into any development at Craigendarroch. So it was from a fairly modest beginning of just over twenty lodges in 1985/86 that it has developed into a highly successful ownership of just over one hundred extremely high quality properties, with Hilton International presently developing the hotel into individually owned suites.

Since a much loved Royal Residence is located in the immediate area and frequented by the Royal Family at least annually, and with the famous Salmon Fishing River Dee flowing east on its journey to the sea, the surrounding district has become widely known as "Royal Deeside".   The Resort itself is approximately a fifty minute drive from Scotland's third city, "Aberdeen", now acknowledged as Europe's Oil Capital with the world's busiest commercial Heliport. The journey to and from the resort to the city takes one through a number of busy and bustling towns and villages with the township of Ballater just one mile from the resort. The city itself has many attractions, with its granite buildings reflecting a sparkle which is somewhat unique to this virtually indestructible stone, and giving the name "The Granite City". It has become a multi cultural city as a result of the oil industry, adding to the life and vibrancy of a modern and mainly prosperous city.

The area surrounding the resort widely acknowledged as one of unique natural beauty, with its mountains, hills and valleys combining scenery with serenity, a large part of which is now included in the Cairngorm National Park adding considerably to its wide appeal.  In pursuit of maintaining the high standards for which the resort has become known, the country club section caters for the interests and pursuits of the representative ages frequenting the resort on their visits either as owners or simply renting one of the lodges. The choices are many and varied, perhaps one of the highlights is the sense of peace and freedom which seems to permeate the grounds, providing the incentive to explore further afield.

When one settles down to consider the amenities of the resort, the question is where do we begin? For those with an interest in the monarchy the Royal estate only eight miles from the Resort, is open to the public at certain times, a visit will explain why it has been, and is so highly favoured as a Royal Residence. There is a very informative exhibition situated in the square in Ballater which is well worth a visit again it enforces the affection the Royal families past and present had for their Highland Retreat.   There are numerous walks of varying length and for the more serious and energetic, hills to climb. The more experienced and suitably attired can tackle the well known mountain Lochnagar, rising to a height of three thousand feet, one of the ascent paths is reached from a short drive of 12 miles or so from the resort. Lochnagar has received added publicity by a book written by Prince Charles. An alternative to the various climbs is a walk round Loch Mick, 8/9 miles, again accessed by the same parking facility used to climb Lochnagar.
